Market and Asset Level Analysis
Exeter Partners identifies market opportunities using research-based
"Top-Down" market analysis combined with fundamental
"Bottom-Up" asset analysis.

Underwriting and Due Diligence
Exeter Partners conducts
financial and physical due diligence throughout the acquisitions
process which involves a thorough evaluation of the submarket
and in depth property analysis. Evaluating all seller and
market information, confirming pricing and leasing assumptions,
and engaging various engineering consultants. Exeter assesses
its findings and updates it’s underwriting to appropriately
project both the risks and opportunities related to a potential
acquisition.
Investment
Committee Approval
Exeter Partners has established an Investment Committee,
which is comprised of Principals and senior executives
representing various fields related to real estate as
well as non-real estate related companies. The Committee
meets formally before an asset is acquired to assess the
viability and risk. In this formal Committee meeting,
the project and submarket is presented and evaluated.
When final Investment Committee approval is granted, the
acquisition team moves forward to close the transaction.
Completing
Escrow/Closing
In conjunction with the acquisitions team, our legal group
negotiates and coordinates final sale documents. The finance
group deals with final lender documents and closing statements.
Finally, the title officer records with the appropriate
state and municipal authorities.
Dynamic Asset
Management
After closing, our asset management group begins executing
the investment’s business plan. The asset management
group works within a strict monthly, quarterly and annual
budgeting process to manage assets for maximum performance
and to prepare and disseminate appropriate financial reports.
The group also works closely with the brokerage community
to continually evaluate the assets value in the market.
Disposition
Strategy
As part of our disciplined acquisition process, Exeter
Partners identifies multiple strategies for each of our
investments. Exit strategies are identified on an asset-by-asset
basis and vary depending on the specifics of the investment,
such as product type, location, size, and quality. Certain
assets may be bundled into a group and sold as a portfolio
if we feel this will garner greater value.
Target Markets
Exeter Partners LLC concentrates their acquisitions efforts
in the western United States. The competitive advantage
for this selective approach allows us to be effective
recognizing market conditions, cultivating relationships,
and identifying opportunities - contrary to our competitors
who have a national market strategy. We believe by focusing
on growth markets, more specifically Phoenix/Scottsdale,
AZ, Denver, CO, and Austin, TX metro areas, we are able
to be proactive with evolving market trends which affect
occupancy, rental rates, and property values. Below are
